Construction Project Management & Its Five Phases of a Project Life Cycle

What are the five phases of the construction life cycle? 

The five phases of the construction life cycle are: 


1.  Project Initiation and Conception

The initial step is to begin the construction life cycle. It might sound simple, but it is usually far from it. However, the first phase of the project management life cycle is project initiation. In this, the project feasibility and value are measured. 

Project managers mostly use two evaluation tools:- 

- Business case document – It justifies the project's requirements and includes an estimate of the potential financial benefits. 

- Feasibility Study – It evaluates the project's timeline and goals and identifies its cost. It also creates a balance between the project and available resources.

However, projects that pass these two tests will be assigned to a project team or designated project office. 


2.  Project Planning and Definition

Once the project is completed, the next step involves planning. In this project planning stage, the project's foundation is set, and it is one of the most critical steps. 

The project manager will guide the team with their tasks, project deadlines, and budget. In this step, budget estimation is more profound. A planned project gives proper guidance for attaining the resources, acquiring the finances, and procuring the required materials. It also provides proper direction to the team for delivering quality outputs, handling risks, creating acceptance, communicating benefits with stakeholders and suppliers. 


3.  Project execution and launch

The most exciting step in construction project management is project execution. All the planning is put to the test at this point. A slight mistake in this phase can damage the planning, so project managers will ensure that their teams work at the same pace. However, project execution is entirely dependent on the planning phase.   


4.  Project performance

With the onset of a project comes the stage of project performance and monitoring. It is measured to ensure that the project is running on schedule and within the estimated budget. It requires daily supervision through a dedicated project team and a construction manager to track the progress. They will ensure that the work proceeds as planned and make ongoing adjustments if required. 


5.  Project close

It is the closing or completion phase of construction project management. In this phase, the project manager is ready to deliver the final product to the clients. By giving the final inspection, and once the client or site owner approves the project, it gets delivered.
